Suppose one side of the rectangular is x and the other side is y.

First area: M=(x+1*2)(y+1*2)=xy+2(x+y)+4

Second area: M+52=(x+2*2)(y+2*2)=xy+4(x+y)+16

Take the difference of the two equations => 52=2(x+y)+12 => perimeter=2(x+y)=40.
